Some lenders may have a Conditional Acceptance setting enabled. This setting is defined as follows:
- Conditional Acceptance - For orders with a due date or fixed price entered, allow appraisers/AMCs to propose a new turn time/price. Appraisers/AMCs can enter an alternate turn time/price that a user can approve prior to the order moving forward. Users may also counter the conditions as put forth by the appraiser. The countered proposal is sent to the appraiser to accept or decline. If a user declines the proposed new turn time/price, the order is automatically assigned to a new appraiser (unless using Manual Rotation).
When an order has been conditionally accepted, the next time you access the order, you will be presented with a Confirm Action overlay. For order and billing details to reconcile properly, users must Approve, Counter, or Decline the conditions.
Approve
When Approve is selected, the price and/or order information will automatically be updated. A notation is made on the Communications Log regarding the conditions being approve, so the appraiser can begin work on the order.
Counter
When Counter is selected, users can provide an alternative price and/or date. Each field will display what values the appraiser/AMC entered during the order acceptance process. Select one or both fields to propose a different price and/or date required. Users must supply a reason in the text field as to why the conditions are being countered. Select Confirm to send the appraiser the proposed changes. The Communications Log will make a notation of what values have been countered for transparency purposes, which is sent back to the appraiser for review. If the appraiser agrees, the order will automatically update with the conditions and the status will update to Appraiser Accepted.
Decline
When Decline is selected, the appraiser will be notified that the conditions were declined. NOTE: the appraiser is never notified why the conditions were declined, simply that the conditions were declined. During this action, the order is also automatically reassigned to the next eligible appraiser/AMC on the panel.
