The Tiered Panels feature takes the conventional appraiser panel rotation logic and applies existing Appraiser Tags to segment a portion of panel appraisers into their own 'tier' of assignment eligibility. Essentially, creating a Tiered Panel cordons off selected appraisers from the overall division's panel, and creates a top-level assignment panel. The top-level assignment panel acts independently from the overall appraiser panel. Appraisers included in the Tiered Panel will always receive first assignment prerogative. Tiered Panels can assist with mitigating panel assignment exhaustion.  


To create a Tiered Panel, you must have Appraiser Tags in place. For more information on Appraiser Tags, click HERE for an in-depth guide. From Relationships, expand a Division, and choose Manage Appraisers. The new Tiered Panels feature can be found in the panel header. 



If you do not have Appraiser Tags in place, the Appraiser Tags column will be blank. However, if you have previously set up Appraiser Tags, any tag that has been applied to a minimum of one of your lender appraisers will be listed under the Appraisers Tags column. 



Drag any of the listed tags from the Appraiser Tags column to the Tiered Panels column. Once you have moved the tags, select Commit



Tiers will be assembled in a top-down format, i.e., the tag at the top of the Tiered Panels column will be the first tier, second tag in the Tiered Panels column will be the second tier, etc. You can organize the tags by dragging tags up or down in their respective columns. 



If you select CANCEL, this will direct you back to the appraiser panel. RESET will remove the applied tags under the Tiered Panels column, revert them to the Appraiser Tags column, and automatically direct you back to the appraiser panel. 

  

The view of the appraiser panel will remain unchanged. Tags will continue to be affixed to the appraiser contact name. 



At the time of order assignment, the system will automatically route orders to the eligible appraisers matching the criteria of the tiered panel, i.e., those appraisers that have the tag designated to them, proper licensing/certification, coverage area, etc. Every time a new order is placed, your top tier panel will always get first priority to accept the order (should they qualify). Should that tier become exhausted (i.e., eligible appraisers get up to three opportunities to accept the order), the system will assign orders to the next tiers (if applicable), and then open the assignment to the rest of the appraisers on your overall panel. Note: appraisers that have multiple tags affixed to them will be grouped in the topmost tier.  


The assignment logic in the above screenshots are as follows: 

  • Any appraiser on the panel that has the 'Approved' tag affixed to them will be in the first tiered panel as 'Approved' is at the top of the Tiered Panels column. 
    • Two appraisers qualify for that tiered panel, which means those appraisers will always get first assignment priority, should those appraisers qualify for the order. 
    • The appraisers will have up to three opportunities to accept the order. 
    • Should neither appraiser accept the order the panel becomes exhausted, and the order will move on to the second tier.
  • The second tier will look for appraisers with the 'Certified' tag. Two appraisers qualify for the second tier. 
    • Because one of the appraisers in the second tier has a higher priority tag affixed to them, that appraiser becomes ineligible for assignment because they already had their opportunities to accept the order in the first tier. 
    • The rotation logic will only acknowledge a single appraiser as eligible for assignment (should they qualify) in the second tier. 
    • If the lone second tier appraiser does not accept the order at the first assignment opportunity, the order will move on to the third tier.  
  • The third tier will look for appraisers with the 'Trial Period' tag. Two appraisers qualify for the third tier.
    • Two appraisers qualify for that tiered panel, which means those appraisers will always get first assignment priority, should those appraisers qualify for the order. 
    • The appraisers will have up to three opportunities to accept the order. 
    • Should neither appraiser accept the order the panel becomes exhausted, and the order will move on to the general panel. 
  • The general panel will consist of all appraisers that do not have any tags affixed to them, appraisers that have tags that are not applied to a tiered panel, AND appraisers that may be in a tier all by themselves. 
    • In the general panel, five appraisers are eligible, including the lone appraiser from the second tier panel. 
    • The appraisers will have up to three opportunities to accept the order. CAVEAT: the lone appraiser from the second tier panel will only have up to two more opportunities to accept the order as they have already had an initial change to accept the order
    • Should none of the appraisers in the general panel accept the order, the order will then trigger the Unable to Assign notification and place the order in a Manager Assigning status.


NOTE: Tiered Panels will only be visible via Manage Appraisers, however tags will continue to be visible from the Lender Appraisers tab, the panel display within Manage Appraisers, and within the Parties tab on an order, via the Assign Appraiser feature.  


At any time, you can disable the Tiered Panel assignment logic by utilizing the RESET option on the Tiered Panels overlay. This will revert the panel assignment rotation to the conventional method.
