Login to MeridianLink Mortgage (formerly LendingQB), and either create a new loan file or open an existing one and navigate to Your Pipeline.



Locate the loan you want to order an appraisal for and click on the Loan Number which will display the list of services available. Next, click on the Appraisal Firewall vendor. This will launch an imbedded browser and automatically direct you to Appraisal Firewall.



Please note: When creating a new loan to order an appraisal, within the Loans section along the left choose either Create Purchase Loan or Create Refinance Loan. In the pop up screen that appears, you must select the PML option (labeled ‘PML Default Refi Template’ for refis or ‘PML Default Template’ for purchases).



After selecting the Appraisal Firewall vendor from within Your Pipeline, on the browser window that is launched you will be prompted to enter your Appraisal Firewall email address and password. Then, click Login.


If this is your first time logging into Appraisal Firewall, when you enter your login information, make sure that the Remember me checkbox is checked. This saves your login information securely so that you do not have to enter it each time.



After successfully logging in, you will be taken to the New Order screen in Appraisal Firewall. It is separated into 3-4 sections that you will need to validate and enter data into to place your order.


In the Loan section, Borrower, loan info (loan purpose, loan number, FHA number), and other data from MeridianLink Mortgage will be pre-populated into this screen. You can edit and enter info here as well. The green check-mark in the upper right indicates that all of the required fields for this order have been properly filed out.


When the Loan section is completed, you will need to validate and fill out any remaining data entry fields in the Property section. Here you can review the subject property information to make sure it's accurate, plus you can identify any special selections or criteria that will help identify the property to the appraiser (waterfront, manufactured, oversized, acreage, rural, construction, condo co-op, non-owner occupied, and/or 2-4 unit), and add any additional property descriptions or instructions.



When this section is completed, you can validate and fill out any remaining data entry fields in the Order section. Here you can select the type of appraisal product to order, identify any addendums, select the Date Required, enter any special instructions that the appraiser should know about, select any Special Requirements, and choose how you would like to pay for the appraisal. You can also add attachments here before placing your order.


If you select to pay for the order via Credit Card, the Payment tab will prompt you to enter your credit card information. Otherwise, you can click Order to place your appraisal order to your panel of appraisers.



Your appraisal can take a few days to complete based on the Date Required that you specify on your order. Once it is completed, an order completed notification email will be sent to the email address you use to login to Appraisal Firewall with.


When you receive this email, you can open MeridianLink Mortgage, locate and open the loan file within your Pipeline and click the Edit button.


Navigate to the EDocs folder along the left and select Document List. Find the appraisal file doc type, click the Action link, then click the View PDF link to view and download the report.
