Login to MeridianLink Mortgage (formerly LendingQB), and either create a new loan file or open an existing one and navigate to Your Pipeline.
Create a New Loan
When creating a new loan to order an appraisal, select New File along the top of the Pipeline view, choose Loan, and then select the appropriate loan type.
From here, a New Loan template type will be presented. You must select the PML Default Template option (this is based on ordering a purchase loan type).
A new card will show to the right of the screen, indicating the loan was created successfully from the selected template. Choose Open Loan to move forward with the loan file order information.
Choose an Existing Loan
Locate the loan you want to order an appraisal for and click on the Loan Number which will open the loan file up in a new window.
Once the loan file opens, go to the Services section along the left side of the screen. Under the Export subsection, choose Appraisal Firewall.
Launching Appraisal Firewall - New Order
A new window will launch upon selecting Appraisal Firewall and direct users to the Appraisal Firewall Sign In page. Enter the proper credentials to access your Appraisal Firewall account. Select the Sign In button. If this is your first time logging into Appraisal Firewall, when you enter your login information, make sure that the Remember Me checkbox is checked. This saves your login information securely so that you do not have to enter it each time.
After successfully logging in, select the appropriate order type.
Upon selection, users will be taken to the New Order screen in Appraisal Firewall. It is separated into 3-4 sections that you will need to validate and enter data into to place your order.
In the Loan section, borrower, loan info (loan purpose, loan number, FHA number), and other data from MeridianLink Mortgage will be pre-populated into this screen. You can edit and enter information here, too. The green checkmark in the upper right indicates that all of the required fields for this order have been properly filed out.
When the Loan section is completed, you will need to validate and fill out any remaining data entry fields in the Property section. Here you can review the subject property information to make sure it is accurate, plus you can identify any special selections or criteria that will help identify the property to the appraiser (waterfront, manufactured, oversized, etc.), and add any additional property descriptions or instructions.
When this section is completed, you can validate and fill out any remaining data entry fields in the Order section. Here you can select the type of appraisal product to order, identify any addendums, select the Date Required, enter any special instructions that the appraiser should know about, select any Special Requirements, and choose how you would like to pay for the appraisal. You can also add attachments here before placing your order.
If you select to pay for the order via Credit Card, the Payment tab will prompt you to enter your credit card information. Otherwise, you can click Order to place your appraisal order to your panel of appraisers.
Placement will be successful when users are directed to the Communications Log.
Launching Appraisal Firewall - Existing Order
From the existing loan file, users will be brough to the Appraisal Firewall order.
Your appraisal can take a few days to complete based on the Date Required that you specify on your order. Once it is completed, an order completed notification email will be sent to the account you use to login to Appraisal Firewall.
When you receive this email, open MeridianLink Mortgage, locate and open the loan file within your Pipeline.
Navigate to the EDocs folder along the left and select Document List. Find the appraisal file document type, click the Action link, then click the View PDF link to view and download the report.
