You can use Appraisal Firewall to forward a copy of the completed appraisal to the borrower or whatever third party you choose. Anytime an appraisal is forwarded to the borrower, the communications log within Appraisal Firewall will track the action and will even display when the borrower viewed it. The communications log can be retrieved within Encompass® and appear in your eFolder so you can include proof of borrower copy details with your loan file.


1. Open the loan file that contains the appraisal you want to forward to a borrower/third party.


2. Go to the Services tab and click Order Appraisal. Move to your My Appraisers tab and double-click on Appraisal Firewall.


3. The Services View will open, and you will be prompted to enter your Appraisal Firewall email address and password. Then, click Sign In.


4. By default, the Communications log of the order is displayed. Along the right-hand side are series of buttons that allow you to work within the order. Move to the Documents tab.


5. The Documents tab lists all files associated with the order. You can forward as many files as you like to any third party. To forward the appraisal to the borrower, select the appraisal PDF option then click the Delivery Options button along the bottom.



6. In the new section that appears, the Borrower Copy is automatically selected. You can enter the borrower’s email then click Send. This action will be tracked in the communications log of the order. When the borrower views the report, that action will also be tracked. You can import the Communications Log to your Encompass® loan by opening your eFolder within Encompass®, selecting the appraisal option, then clicking Retrieve.



Additional Notes:

  • You can use the borrower forwarding feature to deliver other files to your client at any time during the order process.


  • You can set up your account to automatically forward a copy of the report to the borrower as soon as it is available.


  • The Appraisal Firewall system tracks whenever a borrower successfully views the report. The system also monitors if the borrower has not viewed the report within 48 hours of the delivery and can notify you that it has not been viewed.
