Often, you may need to order a second appraisal or a re-inspection product to supplement your first completed appraisal. You can place orders for subsequent appraisal products from within Encompass® to Appraisal Firewall and retrieve them back into Encompass®. By default, these products will be attached to the same loan file and will appear in your e-folder in the appraisal bucket. The process for ordering a second appraisal or re-inspection is very similar to ordering your first appraisal.
1. Locate and open the loan file in Encompass® that you would like to place the order on.
2. On the panel at bottom left, select the Services tab, then click Appraisal.
3. Move to your My Appraisers tab, and double-click on Appraisal Firewall.
4. Login to Appraisal Firewall.
5. When the appraisal order opens, find the action panel on the right-hand side of your screen. You will see options to Order 2nd Appraisal, and Order Reinspection.
6. Follow the same steps you did previously to place the order for your product.
7. This order may take a few days to complete based on the Date Required that you specify on your order. Once it is completed, you will receive an automatic email message sent to the email address you use to login to Appraisal Firewall with.
8. When you receive this email, you can open Encompass®, locate and open the loan file you are working in, and click the eFolder button at top right.
9. Find the appraisal, highlight it, then click the Retrieve button. All additional appraisal products that have been uploaded to the order will then be returned to the appraisal bucket.
The first completed appraisal will appear as a PDF file with the filename that your appraiser gave it. The second appraisal or re-inspection will appear as the appraisal product name (as ordered from Appraisal Firewall) with a dash, followed by the filename that your appraiser gave it. For example:
a. 1st appraisal: johnsmith.pdf
b. 2nd appraisal/re-inspection: 1004D - johnsmith.pdf
10. Your second appraisal or your re-inspection product will be passed from Appraisal Firewall into Encompass® and available to you when you retrieve it. Double-click on it to view the completed appraisal in the Document Details screen.
