Login to Encompass®, and either create a new loan file or open an existing. Once you are working in a loan file, follow these instructions:


1. On the panel at bottom left, select the Services tab, then click Order Appraisal.


2. Move to your My Appraisers tab, and double-click on Appraisal Firewall.



3. At this point, if you have any attached files in your Encompass® eFolder window, you will be prompted to check the checkbox next to any attached files you would like to pass into Appraisal Firewall (such as the Purchase and Sale Agreement) to the order.



4. The Services View will open, and you will be prompted to enter your Appraisal Firewall email address and password. Then, click Sign in.


a. If this is your first time logging into Appraisal Firewall, when you enter your login information, make sure that the Remember Me checkbox is checked. This saves your login information securely so that you do not have to enter it each time.




5. You will encounter an overlay where you will need to choose the type of loan you are placing. 



6. You will then be taken to the New Order screen in Appraisal Firewall. It is separated into 3-4 sections that you will need to validate and enter data into to place your order.


In the Loan section, Borrower, loan info (loan purpose, loan number, FHA number), and other data from Encompass® will be pre-populated into this screen. You can edit and enter info here as well. The green checkmark in the upper right indicates that all of the required fields for this order have been properly filed out.



Add any users you want to this order by marking the checkbox under the Available Users section. 


Validate borrower information, make loan type selections, and enter any other information here. 


7. When the Loan section is completed, you will need to validate and fill out any remaining data entry fields in the Property section. Here you can review the subject property information to make sure it's accurate, plus you can identify any property classifications, and add any additional property descriptions or instructions.



8. When the Property section is completed, you can validate and fill out any remaining data entry fields in the Order section. Here you can select the type of appraisal product to order, identify any addendums, select the Date Required, enter any special instructions that the appraiser should know about, select any Special Requirements, and choose how you would like to pay for the appraisal. Additionally, any attachments in your eFolder from Encompass will be posted into this section. You can also add, remove, or view existing attachments here before placing your order.



9. If you select to pay for the order via Credit Card, the Payment tab will prompt you to enter your credit card information securely. Otherwise, you can click Order to place your appraisal order to your panel of appraisers.



10. Your appraisal can take a few days to complete based on the Date Required that you specify on your order. Once it is completed, you will receive an automatic email message sent to the email address you use to login to Appraisal Firewall with.


11. When you receive this email, you can open Encompass®, locate and open the loan file you are working in, and click the eFolder button at top right.


12. The completed appraisal will be present in your list of documents here. Find the appraisal, highlight it, then click the Retrieve button.

13. Your appraisal will be passed from Appraisal Firewall into Encompass® and available to you. Double-click on it to view the completed appraisal in the Document Details screen.



Please note: Whenever you click the Retrieve button, any new appraisal deliveries in Appraisal Firewall will be imported to Encompass® (along with any new files). Eligible files that can be retrieved include:

  • Appraisal PDF
  • Appraisal XML
  • System Invoice
  • Appraiser Invoice
  • Attachments
  • Communications Log
  • UCDP SSR outputs
  • FHA EAD outputs
  • Appraisal Independence Certification (AIR)
  • Payment authorization (credit card orders only)
  • Borrower Terms PDF (proof the borrower viewed appraisal)


In addition, Encompass® also imports data from Appraisal Firewall so that it automatically populates within your loan file. These fields include:

  • Appraiser company name
  • Appraiser contact name
  • Appraisal fee
  • Lender Paid service fees
  • Appraised value
  • Appraiser’s license number
  • Appraisal number
  • Year built
  • Number of units
