Overview

The Verisite Collateral Data takes a host of scattered property data, combines it, then focuses in on 15 sections to bring detailed information to the forefront, with scored/summary type information first.


The Subject Risk, Market Risk, and Collateral Integrity scores provide overall risk associated with the property, and then shows the accuracy and validity of the report’s information.


The AVM value gives you the property value estimate.

The Verisite Collateral Data report is ideal for situations that warrant an AVM, such as equity lending or property inspections. Furthermore, due to its low price point, it can even be used in advance of an inspection to identify if it’s worth sending an inspector out to a subject property or not for a full inspection.

  • Subject Risk Score

This numeric score is a composite risk indicator incorporating multiple factors including, but not limited to, the last date of transfer, refinance activity and other details specific to the subject property. The score also factors into account the relationship between the subject property and its immediate, surrounding market area. The Subject Risk Score summarizes the analysis of the subject property into a single numeric score ranging from a low of 0 (severe risk) to a high of 100 (low risk).

  • Market Risk Score

Also a composite risk score, this numeric value incorporates multiple factors specific to the subject property’s immediate market area including, but not limited to, delinquency, default and foreclosure activity as indicators of unstable market activity. The Market Risk Score summarizes the analysis of the subject’s market area into a single numeric score ranging from a low of 0 (severe risk) to a high of 100 (low risk).

  • Collateral Integrity Score

This numeric score is a complete collateral risk indicator incorporating multiple risk factors, including risk identified in the subject property, as well as the local market. The Collateral Integrity Score summarizes the overall risk associated with the subject property and market area into a single numeric score ranging from a low of 0 (severe risk) to a high of 100 (low risk).

  • AVM Value

The Collateral Data analysis returns an Automated Valuation Model (AVM) value. This is an estimated value of the property based on public record data of market trends in the subject area and neighborhood comps.

  • AVM Confidence Score

 A measure and assessment of the accuracy of the confidence of the estimated value. The Confidence Score range is out of 100. Clear, consistent quality and availability of data will drive a higher confidence score, while lower confidence scores indicate lower quality or quantity of data and limited similarity of the subject property to comparable sales. If the Confidence Score is below a threshold, indicating very low confidence in the estimated value or insufficient data to even return a value estimate at all, then the Verisite Collateral Data will return a No-Hit. 

  • MPC - Market Price Change

A measure of the change in residential real estate values over a three year period.

  • SF - Subject’s Foreclosure

A count of the subject’s foreclosures over a three year period of time (requires matching of subject address to Address Verification System).

  • MFR - Market Foreclosure Rate

This metric looks at foreclosures within the subject’s market area over a three-year period of time as a percentage of all transactions.

Valuation Summary

The Valuation Summary section compiles major necessary components directly from an AVM pulled on the subject property. This section will include the estimated value from an AVM, the Confidence Score, Over-Valuation Risk, subject property estimated value vs. median value for the neighborhood/market, price per sq. feet from the AVM, the Forecast Standard Deviation, and the estimated high and low value from the AVM.



Subject Risk Summary

Pertinent metrics and analysis of the subject’s data is provided in the Subject Risk Summary including a list of actionable items used to direct efficient and important follow-up work. Actionable items are assigned a priority level (1 through 3, where 1 is most important) providing specific recommendations on potential issues that should be confirmed or considered before proceeding with a business decision relevant to the subject property.



Market Risk Summary

The Market Risk Summary provides similar pertinent metrics and analysis of the subject’s market area as well as a list of actionable items used to direct efficient and important follow-up work.



Market Analysis

The Market Analysis bands together key market characteristics allowing users to better position the subject property within low, median or high end of the current market. Information includes the distribution of physical property characteristics, property value data, and transaction frequency trends.



Area Price Trends Chart

A chart of residential price trends over the past three years demonstrating market conditions and valuation estimates in the subject’s neighborhood.



Neighborhood Price Range Chart

A chart of residential values providing the subject’s estimated value relative to its neighborhood and property type (single-family residence or condominium).



Subject Property: Ownership, Assessment & Legal Description

The Verisite Collateral Data Report provides tables of detailed data relevant to the subject property including ownership data, physical characteristics, and financial transaction history for the subject property. Each segment can be used to support and

confirm reported data from other valuation sources.


The Subject Property: Ownership, Assessment & Legal Description section provides an at-a-glance confirmation of the data used to generate the report in addition to public record valuations of the property, and legal description.



Subject Property: Physical Description & Characteristics

This section provides an overview of the property details on public record including room count, lot size, and property features.



Subject Property: Deed/Transfer History

View the owner history and transfer information provided by public records. Purchases, refis, and types of transfer are public record and are tracked in this section.



Property Analysis

The Property Analysis section displays a map with the location of the subject property, in addition to mapping out Area Sales and Nearby SalesYou can toggle between each section to get an overview of the subject property in relationship to the surrounding neighborhood.



Area Sales

This section provides information on 20 of the most recent sales within the subject’s market area, and the most recent transaction history. The Verisite Collateral Data Report analyzes the most recent sales activity (as opposed to comparable sales) to provide the clearest indicator of current market conditions.


Detailed information on a sample of up to 20 properties located nearest to the subject property are displayed as a detailed list with physical information and the most recent transaction history.



Nearby Sales

This section provides a list of up to 20 results of the nearest sales to the subject property and the public records relevant to them. Reviewing this list can help provide an understanding of neighborhood trends such as bed/bath count, size of property, and year built. Additionally, Nearby Sales can offer a visual aid to see if the subject property details (i.e. living square footage, lot size, bed/bath count) are in conformity with the surrounding neighborhood.
